Mortgage Calculators – Calculate a Mortgage

If you want to buy a home, you need to take a mortgage loan. Prior to selecting a mortgage type and asking the lender for a loan amount, you should find out whether or not you can afford to repay the loan. To do this, you can take help of a mortgage calculator. You can get this tool in the internet and it will help you to calculate a mortgage monthly payment, including the principal and the interest.
What is a mortgage calculator?
A mortgage calculator is a tool that will calculate a mortgage monthly payment, so that you can determine how much you can afford to borrow, to buy your home. 3. Interest rate on the mortgage
  4. Loan term
  5. Home insurance cost

  1. Depending on the type of computation, the mortgage calculator can be of the following types:
  2. Interest only mortgage calculator
  3. Monthly payment calculator
  4. Repayment calculator

Using a mortgage tool to calculate a mortgage monthly payment, helps you to be adequately prepared with your finances, so that, you don’t take a loan on an impulse. You should also take a look at the amortization schedule, which will help you in breaking up the total payment into principal and interest over your full loan term. If you have an idea on the approximate monthly repayment amount, you can handle the lender more smartly and get the best mortgage deal.

Karaoke – Thursday Nights – Sunshine Park Mall

There is always something fun to do in Daytona Beach Florida. There is a mall that I love because people use it in a variety of ways. Walk, shop, shows and karaoke.

cropped Daytona Beach 2 150x1101 Karaoke Thursday Nights Sunshine Park MallTonight I joined many in celebrating George Dance’s birthday at karaoke at the Sunshine Park Mall at 6 p.m. on Thursday nights. It was so much more than I expected and not one person was unhappy.

It was fun and everyone had smiles on their face. Toes tapping, hands clapping and people singing and dancing to their favorite songs.  Tables were set up and so was the stage, food and drinks provided by Gourmet Kitchen. They had the full menu going and the prices are affordable and the split pea soup was great! The service was amazing.

There were a few birthdays to celebrate and that we did with singing, dancing and birthday cake. It was a unique experience and one that I want to experience on Thursdays.

If ever you want to partake in a fun filled family outing, karaoke is fun to watch or even participate.   Who knows maybe next time I might sing…

A memorable night and why not, George Dance is a pretty special guy! Happy Birthday Georgie, we love you! Check out Georgie singing – Light My Fire!

The Basics | Why Skip Them?

Agents come to me often…maybe their career is not going in the direction they want it…or maybe they just do not know where to start…

There are a few simple things that might help an agent to go from mediocre to great….and often times it doesn’t come from a real estate designation…or some expensive training class.  You READY?

Three basic things you should do for yourself..forget about Continued Education hours…for now..think about this.

Every year most board of REALTORS change their

  • MLS systems with enhancements and tools
  • Contracts usually change
  • Listing agreements and attachments sometimes change

If your REALTOR board offers these types of classes annually think about taking them.  I know every year most top agents review their expenses and the tools they use.  Consider taking classes to find out how to use the vital tools in your business…a better understanding of sales contracts and listing agreements.

Often times when I ask agents about their mls…in most cases they do not want to sit through a boring class…yet they do not understand or know all of the pieces to make effective CMA’s or are not aware of the free tools right at their fingertips…in reality its not free..you join the board…and have education at your fingertips..yes its not glamourous but it sure is vital.

Sometimes the mls tools allow you to cut costs in areas of marketing and connecting.  Many mls systems offer a way to stay in touch with your customer or offer fabulous mapping features and usually make changes throughout the year.

A professional real estate agent should be able to recite and explain the listing agreement and sales contract with their eyes closed..in layman terms…its kind like a professional athlete or celebrity…you have to know your moves…and your lines…otherwise..you appear amateur.

Why do some agents opt to skip the basics?  I don’t know but it happens…..and usually one of the first recommendations that I make…is take them!

Lizzie Gilchrist | Model

Lizzie2 212x300 Lizzie Gilchrist | ModelBio:

My names Lizzie Gilchrist, I’m 28, I’ve suffered from multiple sclerosis for 10 years and now have to use a wheelchair full time. Just over a year ago I got a chance to model for www.wheeliechix-chic.com. Before that Id never even thought about modeling, but I enjoyed that so much I’ve continued trying to pursue this path. So far I haven’t had many paid jobs, but I’m hoping that now I’m a bit more experienced more opportunities will come my way.

I’m a friendly, sweet natured, kind and considerate individual and I consider myself to be a people person who strives to get on with anyone I meet.  I am conscientious and work hard to make a positive contribution to anyone I work for or with. I consider myself to be a fast learner and someone who likes to take on new tasks and challenges. A couple of years ago I did a charity skydive which I thoroughly enjoyed and this has also given me the drive to want to do another one sometime and take on similar challenges such as paragliding, which I’m due to do later this year. I am a very determined individual and do my best not to let my disability hold me back with anything I want to do.
