Verbal Offers, I Don't Want To Waste Your Time! Guess What You Just Did!

I’ve been in real estate since the early 90′s..and one thing is certain..I have seen agents attempt to reinvent the wheel…I don’t mean marketing…I mean the basics..I mean in presenting offers..rejected Verbal Offers, I Don't Want To Waste Your Time! Guess What You Just Did!

Without a contract
Without a deposit
Without the terms

Only words and you think your doing your customer a service?

How about mine?  See I thought the intent was to sell a house..if that is the case give your customer a fair shot at it.

Without a verbal offer but in writing, a written offer.  An offer they can visually see via sales contract.

With a commitment which means a deposit and how do you expect a seller to respond without terms.

Think about this….

  • Have you ever presented a verbal offer and then the buyer changes their mind?  Now what?  I guess you got some splaining to do!
  • Do banks accept verbal offers?  NO so don’t expect me working on a short sale to do different. You can’t get the buyer to commit long enough to submit a written offer, maybe you should go back and screen them once again.
  • If a buyer find a home worthy for themselves and their families don’t you think they deserve a fair shot at being a homeowner?  It happens a written offer comes in the same time a verbal is given..which do you think a real estate seller is going to take serious?
  • Just how many verbal offers have been miscommunicated for it to never ever turn into a sales contract?  Then the verbal turns into nothing..Nada..zilch..and you don’t want to waste my time?  How about yours or your buyer’s?
  • What about negotiations, don’t you think you might negotiate easier with proof of a very serious ready, willing and able buyer?  People are visual!  Hello
  • If you are working for your customer, there are times…they are incorrect..its those hard to have conversations that may turn a verbal offer into a written contract.

If they hired you, why not have the guts to explain the pitfalls in verbal offers?

The next time someone calls me and states, “I don’t want to waste your time..

I might have to fire back..you just did!” How about you?  Do you present verbal offers? Why?

Did you know that the magic number of the estimated world population is 6,612,227,120 ?  I’d say there is plenty of business to go around all we have to do is go after it and seek it!

Did you know there are approximately 302,623,872 people in the United States?  I still think with the United States population alone there still is plenty of business to go around, again all we have to do is go after it and seek it.

Name recognition is so important in business.  With over  1.3 million members of the National Association of Realtors. How are you going to stand out?  You have to do your part to be seen and heard!

With 2010 approaching quickly…Get Ready…Get Set….Self Promote!

Business Cards-Do you have a tag line? Photo?  Your best number to be reached?  How about your designations, your web address.  What about the famous words….GOOGLE ME!

Let’s not forget the back of the card, use it and ask for referrals.
Name tags-It’s simple just put it on. Don’t leave home without it!  I bet your name tag will generate an additional real estate conversation or two.
Get Involved-The Board of Realtors, organizations, local politics, Chamber of Commerce, Toastmasters, Volunteer.  You get the point, get involved in life and real estate will follow.

Be Seen and Heard-If you attend any group red carpet02 150x150 Learn To Be Your Biggest Fan....Self Promote!functions such as seminars and training sessions, speak up, speak out!  I don’t mean be obnoxious, simply participate and get recognized.

Print Materials- Create personalized materials with all of your contact info, remember the customer chose you to buy and/or sell real estate, that’s right you, not your company!

Don’t be generic….Get personal….

Voice Mail-Record a talking billboard, state your name, your hours of operation and don’t forget your website. Sometimes a voice mail is the 1st contact that a customer will have with you.

Mailings-Be cost efficient, go ahead send just listed and just sold but supplement your mailings with postcard style schedules.

Good ideas are NFL Football Schedule, Baseball Schedule, School Schedule, Community Event Schedule.

I guarantee that one day you will walk into a house and see one of your schedules.

Online Marketing- Do I even have to go there? If you are here and still don’t get, refer to the 1000′s of post here on Activerain.

Be Good to People- The best way to self promote is “Walk the Walk!” and “Talk the Talk!” and follow the golden rule.  In our business, no publicity is definitely better than bad publicity so be yourself but most importantly be good to people.

Social Network Sites Vs. My Blog

Sometimes I lack discipline in regards to writing..can’t stand talking to myself but more importantly I have something to say and I want it to be heard…I admit I like an audience and the interaction.

I long for more connections…prefer word of mouth marketing over the hard sell and that is a big reason why I love social networking.

For many of my brilliant real estate friends..they started their own blogs years ago…and I stuck with social networking.   Some questioned…some shook their heads and some thought maybe she doesn’t have a clue.

Little did people know..I trained agents just the opposite…get your own blog going...even if its just photos… because the down side of social networking sites are:

  • You can spend countless hours of socializing without making a dime.
  • There is sometimes too much drama on social networks
  • Eventually you will have to pay and it will be difficult to give up.
  • You are creating additional traffic to a site that does not belong to you.
  • For some social networks… there seems to be a certain mindset and if you do not agree…you can and will get into heated battles.

I didn’t really look at it in this light…because I love people!

The upside of social networking sites are tremendous if you are social and many of these benefits would include:

  • Growing your sphere of influence
  • Referral Business
  • Like Minds
  • Several pats on the back and sometimes several slaps.
  • Endless Opportunities

I can’t say that I have been anti-social these days…just socializing very different.  I admit…time is money…including the time I spend on social network sites and the time I spend in my business.

For the past few months I have been working on my own blog…its just little Ole me and the computer scientist honoring my request for changes in my template…added tools and features.

I can honestly say…I really love my own personal blog even if it gets a little lonely…but it hasn’t been lonely at all.  It’s a myth…there is the big bold blogosphere out there…and many people globally want to connect.  I admit its an amazing feeling…when someone contacts to me outside of my social network sites and social circles.

Now with the responsibility to drive traffic to my own site..I am working quite differently..

  • Studying SEO and using the correct tags and key words.
  • With moderating every one of my comments
  • And watching the numbers closely on technorati and alexa
  • Posting more frequently here than anywhere else
  • Managing my time it takes to write each post

So in comparing social network sites vs. my own blog…the social network sites that I belong to are just that...my social network sites

As for my own blog…its really not that different as a matter of fact it has become quite social…..it seems to generate more emails…phone calls from total strangers outside of the real estate realm.

I admit I got another call from a first time homebuyer today..yeah baby..I’m on a roll!  And when I asked them where did they find me…it wasn’t my social networks it wasn’t my site…

It was google…and my own personal map using the words..Daytona Beach Real Estate Agent..and then it lead them to my real estate website…my social networks…and then to this blog… and the proof is in the pudding…by connecting all of these sources my little blog…has become quite a social network and very social!

Brutally Honest In Real Estate-Should We?

Today I spoke with a potential seller..an interesting conversation and quite typical.  Meaning two parties who want to sell a piece of property..but they do not agree on many things.

Now this property was not a high end property..in fact… the value is in the land…the problem with this property more than likely it would end up expired..it would be difficult to finance…and also to insure.

The property was rented and owned free and clear.  Imagine to my surprise  it was not a short sale but a property I didn’t think I could sell!  icon smile Brutally Honest In Real Estate Should We?

Usually I ask a few questions…and then call back…I need to look at numbers..I need to look at all the numbers in the entire MLS.  I also need to be brutally honest with myself...so I can report back to the potential seller.

These days price reductions = Lost Property Value…price it right from the get go otherwise you lose the window!

Next I ask myself a few questions…Can I sell this property? and is it worth my time?  Will the seller cooperate and is it sometimes better to wait meaning the seller should continue to rent it out rather than attempt to liquidate if they expect x amount of dollars?

Sometime waiting can cost them more..I present the facts…all of them..from placing it on the market now vs. waiting…guess what NO GUARANTEES!

With selling…with property value… and with closing!

I also think about the inventory on the market…do they have a shot?

When I call back…I sounded negative…but in truth all I did was tell the truth the whole truth and nothing but the truth..I am brutally honest!

No I didn’t think I could sell the property for what they wanted to sell it for…heck there was a property that was on the market for 988 days.

It wasn’t worth my time if the seller wouldn’t offer seller financing..more than likely we might get a contract…but without a cash buyer…it would never make it closing.

While they were in the ball park of their pricing..it would not be enough.  Especially since there were 264 other properties competing…yes all active the difference was most of the 264 properties were single family homes…yes they had a mobile home on a piece of land.

As I ended the conversation..I had to tell it like it was…I am more than happy to take a look at the property on Monday…please  talk to your family and consider holding a mortgage if not..you might have to find another agent.

Before I hung up the phone..I explained…that anyone can list a property….and you want to sell right and not just list it?  Of course!    Well I am in the business of selling and if I don’t think I can take it to closing…I’m not the person for you!

I apologized for sounding so negative.   Being brutally honest in real estate can save everyone time, money and energy!

Funny thing I explained I was not available over the weekend to look at the property..their final words, Can I call you sometime this weekend to just let you know what my family says?

If I took every listing that every seller offered I would have a huge inventory and not very many closings.

I won’t hesitate to be brutally honest and if the shoe were on the other foot…I would expect the same!
