Task Management-Add 5

Are you in a rut?  Discouraged?  Maybe you are new and not sure where to start?  One thing you should keep in mind is what you do today will have a direct impact on your business in the next 90 days.  That means if you prospect for 2 hours a day, 5 days a week, the fruition of your hard work will pay off in the next 90 days.  Can you stand to make a few more bucks?  Are you up for the challenge?  Make the commitment to do the following 5 things and I bet you will see a dramatic change in your business within the next 90 days!

  • When I got in this business I wanted freedom, I commit to Century 21 Sundance Realty 35 hours a week, another words I try very hard to work an honest 35 hour work week, however I must admit I most often work more because I feel guilty about the social aspects of the business.  The whole point is I am committed to doing an honest 35 hours a week.  So be honest about your work week and commit and then do it!
  • Floyd Wickman taught me the best way to commit is to prospect until you get an appointment. Whether you are chasing FSBO’S or Expired listings or general prospecting, if Floyd’s way is too much try this. If you call on 5 prospects add 5 a day.  By doing this alone your business will grow.  You will make more contacts, add to your sphere, more appointments and over time…..a booming business!  Get the message.  Add 5!
  • Review your business plan and your goals for 2009.  Evaluate the 1st half of the year and make adjustments.  How many more listing appointments do I need to reach my goals?  How about sales? Evaluate!   Start setting the pace for the rest of the year.  The more realistic your goals are the more likely you will reach them.  That means if you need to make an adjustment do so.
  • Commit to 1 hour a day on Internet Marketing, especially if you are your own webmaster, I have found by making regular adjustments I seem to get better placement and more contacts.  Know your target market and get working, believe me it’s there for the taking.  Bring value and be a great resource!  If you don’t have a website…blog!
  • Work your sphere hard, I live by it, I depend on them.  We all can use a little help from our friends.  Commit to calling 10 a day, don’t have 10 make 10, after you call them, e-mail them, write, visit.  Your sphere can make you very successful (if you have one) or break you out of this business (If you don’t).

In our society we are taught to strive to be the best.  Easier said than done!  I say try being better.  Every single day!  It’s much easier to achieve and you will continually improve.  You might stay motivated and enjoy what you do.  It’s all about patience and balance.  So today take the challenge and commit to 90 days and then watch your real estate world improve.

Important Information Provided by Prisoners-Stay Safe!

I urge you to take the time and read this, if I were attacked before reading this I would have made a few mistakes.

This information was provided by rapists and date rapists currently in prison. How, what and why they pick their victims.

  • Hairstyle- Woman with a ponytail, bun, braid or other hairstyle that can easily be grabbed.  Rapist are likely to go after a woman with long hair.  Women with short hair are not common targets.  Still be careful!
  • Clothing-They will look for women whose clothing is easy to remove quickly, they are smart they carry scissors.
  • Cell-phones- They look for women on their cell phone, searching through their purse, or doing other activities while walking because they are off-guard and can be easily overpowered.
  • Mornings- Men are most likely to attack & rape in the early morning, between 5:00a.m. and 8:30a.m.
  • Location-They look to grab a woman and move her to another location where they don’t worry about being caught.
  • Weapons-Only 2% carry weapons, rape carries 3-5 years but rape with a weapon 15-20.
  • Fight-If you fight at all, they get discouraged, why, it’s time consuming.
  • Scream-Don’t cry for help, yell FIRE!
  • Umbrellas and similar objects-Be careful they will use these weapons against you!

Getting into your car in a parking lot or parking garage:

  • Be aware: look around you, look into your car, at the passenger side floor, and in the back seat.
  • If you are parked next to a big van, enter your car from the passenger door. Most serial killers attack their victims by pulling them into their vans while the women are attempting to get into their cars.
  • Look at the car parked on the driver’s side of your vehicle, and the passenger side. If a male is sitting alone in the seat nearest your car, you may want to walk back where you are coming from.
  • We are too sympathetic: STOP! Ted Bundy, the serial killer, was a good-looking, well-educated man, who ALWAYS played on the sympathies of women. He walked with a cane, and often asked “for help.”

Great Advice…. Please Listen and Pay attention:

  • If someone is following behind you on a street or in a garage, elevator or stairwell, look them in the face and small talk, “what time is it?” or make general small talk: Now you’ve seen their face and could identify them in a line-up.
  • If someone is coming toward you , hold out your hands in front of you and yell STOP or STAY BACK!
  • If you carry pepper spray, yell I HAVE PEPPER SPRAY and holding it out will be a deterrent.
  • If someone grabs you, you can’t beat them with strength but you can be smarter. If you are grabbed around the waist from behind, pinch the attacker either under the arm OR in the upper inner thigh VERY VERY HARD.
  • Someone used the underarm pinch on a guy who was trying to date rape her and was so upset she broke through the skin and tore out muscle strands – the guy needed stitches.
  • After the initial hit, always GO for the GROIN. You might think that you’ll anger the guy and make him want to hurt you more, but the thing these rapists told our instructor is that they want a woman who will not cause trouble.
  • If a guy puts his hands up to you, grab his first two fingers and bend them back as far as possible.
  • Tip from Tae Kwon Do: The elbow is the strongest point on your body. Use it!
  • If a robber asks for your wallet and/or purse, DO NOT HAND IT TO HIM . Toss it away from you….chances are that he will go for the wallet/purse. RUN THE OTHER DIRECTION!
  • If you are ever thrown into the trunk of a car, kick out the back tail lights and stick your arm out the hole and start waving like crazy. The driver won’t see you, but everybody else will.
  • Women have a tendency to get into their cars after completing errands and just sit doing something else,  DON’T DO THIS! The predator could be watching you. When you GET INTO YOUR CAR, LOCK THE DOORS AND LEAVE.
  • If someone is in the car with a gun to your head DO NOT DRIVE OFF, repeat: DO NOT DRIVE OFF! Instead gun the engine and hit something that would wreck the car. Your Air Bag will save you. As soon as the car crashes bail out and run.

Do You Have A Code of Honor?

Let’s see in real estate many are members of the National Association of REALTORS, Florida Association of  REALTORS and the Daytona Beach Association of REALTORS.  OK, we have the Florida Real Estate Commission,  the REALTOR Code of Ethics, our Board Rules and Company Policy, I think you get the message.

Lots of rules but what about MY CODE OF HONOR?  I’m not just talking real estate I am talking all professions.  Do live by certain rules? A Code?

  • I will always educate and encourage homeownership and all the benefits that come with it.  It doesn’ mean they have to buy or sell today, it means when the time is right with the decision being the customer.  It is my responsibility as a REALTOR to preserve my profession as I truly believe what we do is a true and honorable service.
  • I know in my heart it is a privilege to work with a customer, therefore I will provide quality service and equal opportunity.
  • I  will walk away from a customer if they are working with another agent.  Why, it’s the right thing to do!  Not because its quoted in the REALTOR Code of Ethics but because I would not want someone else doing it to me!
  • I live by the golden rule! Cooperation and respect. However, violate a law or rule while working on a transaction together  or try to entice me to do either. Plain and simple, I’ll report you, that way I will do a service for my entire profession.
  • I will do my job objectively!
  • Every decision I make in a transaction will always be in the best interest of my customer.     I know if I treat my customer right, income will follow!
  • I believe that it’s our responsibility to educate the public.   We set the trends and spend all our time in the trenches.  Who better than us to report the FACTS!
  • I believe it is my responsibility to continually educate and train.  My objective is always to do the very best I can.  For growth in my business, for my own personal growth for my customers benefit
