The Basics | Why Skip Them?

Agents come to me often…maybe their career is not going in the direction they want it…or maybe they just do not know where to start…

There are a few simple things that might help an agent to go from mediocre to great….and often times it doesn’t come from a real estate designation…or some expensive training class.  You READY?

Three basic things you should do for yourself..forget about Continued Education hours…for now..think about this.

Every year most board of REALTORS change their

  • MLS systems with enhancements and tools
  • Contracts usually change
  • Listing agreements and attachments sometimes change

If your REALTOR board offers these types of classes annually think about taking them.  I know every year most top agents review their expenses and the tools they use.  Consider taking classes to find out how to use the vital tools in your business…a better understanding of sales contracts and listing agreements.

Often times when I ask agents about their mls…in most cases they do not want to sit through a boring class…yet they do not understand or know all of the pieces to make effective CMA’s or are not aware of the free tools right at their fingertips…in reality its not free..you join the board…and have education at your fingertips..yes its not glamourous but it sure is vital.

Sometimes the mls tools allow you to cut costs in areas of marketing and connecting.  Many mls systems offer a way to stay in touch with your customer or offer fabulous mapping features and usually make changes throughout the year.

A professional real estate agent should be able to recite and explain the listing agreement and sales contract with their eyes closed..in layman terms…its kind like a professional athlete or celebrity…you have to know your moves…and your lines…otherwise..you appear amateur.

Why do some agents opt to skip the basics?  I don’t know but it happens…..and usually one of the first recommendations that I make…is take them!

FREE Real Estate Listing Presentation

Remember Activerain’s Makeover2Takeover Contest? If not let me explain.  Jeannette Neerpat and I teamed up as apprentice and mentor of a nationwide real estate contest.   We placed 3rd and all who participated were winners.  It was grueling but well worth it!

Researching Real Estate It's Local Yo!

We are always looking for ways to increase our Google juice…we need to be found…in order to capture the next real estate buyer or seller.

We can use strong key word rich content but if no one is reading..it won’t really matter will it? Now that they are visiting your site and blog what are you going to do to keep them there…keep them reading…and contacting you?

Generic Content is Not Always Useful

It isn’t just location…location…location..it’s local yo!

Real Local-Consumers Want Details

Yesterday I was writing about a subdivision in unfamiliar territory…I found a few useful sources and some things to consider when blogging or updating your website.

* Did you know that sometimes you can find communities on Face book? Type the subdivision in the search and see if you can join the local community. I joined a community that I was researching and learned more about the subdivision than anywhere else on the web.

* Wikipedia is a fantastic source of information for area information..notable information.

* Did you know many times HOA’s and developments have their own websites and forums? Very easy to obtain local information and who knows you might be the only REALTOR in the forum.

* Not everyone is familiar with your area..so get down and dirty and share local roads, landmarks and the benefits of living in your beautiful city.

* Events, Activities and local businesses sometimes appeal to people considering relocating to your area

* Some cities have so much positive press, use it in your online local marketing. Ex: CNN’s Top 100 best

* What about you? How do you market yourself? Were you number one in your office? You think it doesn’t matter but it does. People want success not someone winging it.

* Maps, photos and more photos, share your neighborhood, your volunteer work, and all the treasures in your community.

* Always offer a call to action, view homes…contact us…every page should give the consumer a chance to reach us.

Remember real estate is local yo!
